THE DESIGN PROCESS
PHASE 1 Pre-Design
This is the first and the most important phase of the design process. During this stage we will gather all information necessary for the design of your home. We encourage you to come to this meeting with any design requirements, ideas, and sketches. These are, for example, the approximate size of the home, the number of rooms and how they relate to each other as well as any photos or pictures. In this phase we will determine critical site features, any views, and present and future surrounding development, and obtain all necessary surveys, deed restrictions, and any architectural committee requirements during this phase.
We may also meet with you on your property for a site analysis.
Clients should use the DESIGN QUESTIONNAIRE as a guide for this initial step.
PHASE 2 Design Development
During this phase we will develop the preliminary plans. The plans will show room sizes and locations, exterior windows and doors; closets, stair/hallway circulation patterns, kitchen and bathroom layout.
You will participate in several design sessions with the designer to insure the plan is moving the right direction and changes are captured throughout the process. We will modify the layout as necessary to create design that meets your needs and budget.
PHASE 3 Construction Docs
In Phase 3, we will review construction drawings depicting the floor plan(s), all elevations, electrical, roof, interior elevations, and a site plan.
A complete set of plans will include all details necessary for permits and construction. Final plans will be distributed as PDFs and DWG files.
Files in CAD or DWG format can be distributed to engineers, surveyors, or any other companies as requested.
